Staging FAQs
All types of property should be staged, even investment and rental property!
Q: What is staging?
A: Staging a home is very different from living in a home. Professional home stagers are practiced in the art of preparing a home for sale. They work with the “flow” of a home, eliminate clutter, edit and arrange furniture, and even assist in enhancing curb-appeal. With the aid of a professional home stager your house will sell faster than your competition and for the most amount of money!
Q: Why should I stage my property?
A: On average effectively staged properties sell 43% faster than non-staged properties (CNN Money). Not only that, but the average Days on Market for a property staged by Simply Good Staging is only 23 days! Compared to the national average of 164 days, that’s a BIG difference in time and money. Overall, effective staging has been shown to raise the value of a property by 5.8% (nationwide HomeGain survey). So for a $200,000 home additional 5.8% equals an extra $11,600 in your pocket!
Q: Why should I use Simply Good Staging?
A: Simply Good Staging is owned and operated by certified members of the Association of Property Scene Designers. We are the new generation of home stagers who use “Scene Creation” to appeal to a specific customer, one that is perfectly suited to purchase your home. Our staging scenes create emotion, comfort, and warm feelings. We all know that emotion is what sells a home – and compared to the 40 other houses your buyer saw that same day, your home staged by Simply Good Staging is the one that will be TRULY UNFORGETTABLE!!
Q: What kinds of properties should be staged?
A: ALL properties — single family houses, For Sale By Owners, investments, multi-units, wholesales, rehabs, rentals — benefit from home staging. The amount of staging needed will vary depending on the property and the exit strategy. If staging your property will help you sell faster, for the most amount of money and give you an excellent return on your investment, why wouldn’t you do it every time?
Q: Does staging really make a difference?
A: Yes! Effectively staged properties sell at higher prices with fewer Days on Market, which translates to lower holding costs and higher profits. Effectively staged properties also attract a better class of buyers and renters. Remember, 90% of people cannot envision the potential of an empty home. As the seller, it is your job to help them see your home in the best possible light.
Q: I cleaned, painted and carpeted. Isn’t that enough?
A: NO. You should definitely clean, paint, and carpet — or at least scrub, power wash, and clean. But that is just the beginning. You need to set your property apart from all the other properties on the market. Your property must be UNFORGETTABLE. This is where our staging comes into play. Our staging is much more than making your house clean and pretty. It’s about making a buyer say “WOW” and FALL IN LOVE WITH YOUR HOUSE!
Q: How much rehab/updating do I need to do?
A: In many cases, not as much as you might think. Before you spend a lot of money on updating and rehabbing your home— money that you might not get back when you sell — consult one of our certified property scene designers. They will let you know what must be changed, what just needs a little touch up or what can be left as-is and just needs to be effectively staged to make it desirable to the buyer.
Q: What is your Home Solutions service?
A: Our Home Enhancement service was created to help those that don’t necessarily want to sell their house, but just need help in rearranging their living area to refresh its look and make the space more enjoyable. We started this service in response to all of the inquiries we had from people who loved our staging and wanted us to apply it to their existing home!
